May, 17 2007 Location, Location Location: There are only three things that you need to look at when buying a timeshare, and these are it. This statement is not only false but it is misleading, location, yes in deed, is the number one aspect of buying any piece of property, simply because you cannot move real estate (unless it's a mobile home) you are stuck right where you bought it. However, utility is probably second in importance, the more utility that you have the greater the trade value, and the resale possibility you'll have. The utility is the size, number of beds and baths, and amenities like decks, balconies, etc. Next lets look at financing, are you being trampled on by your mortgage lender? This is highly unattractive and will only make your use of the timeshare for all of your days to come and heartache. |

Lets look at some of the finer points of locational importance: the location of your timeshare unit can mean many different things, especially when timeshare units are usually garden style 'stacked' tenancy in a motel or hotel type layout. Location can me, water or ocean views, this concept is extremely important because these units are always the most desired. If you're in a complex that only some of the units have water views or are water front, then these are the units that you want to buy because they will always be the most sought after units. In a down market they will depreciate the least. In an up market they will appreciate the most, and they will always the get the highest trade value within a complex. Location can also mean "Not Near Something" we call this "External Obsolescence" and Obsolescent is something that is NOT good. External is something outside of the unit that you cannot change or fix, and will affect the future resale or trade value of the unit. If there is power-lines, a water tower, or a telephone pole in front of your pool view, etc. this will all negatively affect your resale value. People always buy emotional then try to sell like a business person, these situations need to be evaluated prior to buying. Utility is the number of bedrooms and bathrooms your unit has , as well as the dining area, maybe even a family room and I like to include (with less importance) the amenities inside the unit, like fireplace (in a cold area) balcony, deck, etc. First and foremost, bedrooms. Nobody wanting or needing 3 bedrooms is going to buy a 2 or 1 bedroom unit for any reason. Many units are 1 and 2 bedroom, so having a 3 bedroom will make your unit incredibly popular with these family folks. Bathrooms are important because while on vacation you are gunning to go out and the bathroom will clog. having at least one bath per bedroom is important (or at least a commode per bedroom). Remember to

Poor financing can turn your dream vacation into a nightmare that you can shake. Its the Movie: The Blob that once it gets on to you, eat slowly east away at your body until it devours your entire body and your dead. While it may not be this devastating, and it certainly won't happen this fast, it will be something you'll regret. Remember that your contract is a long term deal and that selling timeshare units is not that easy, and that no matter what anyone tells you... you will most likely lose money. Historically, timeshare properties lose money
more than first or second homes. When you factor in financing, carrying
costs, taxes, and the like, 90% of all real estate owners that do finance,
lose money. With timeshare this even more so; however, you're not buying
this make money, you're buying this to have a vacation home you can rely on
going to year after year because you love the location, you love the
facilities and you love the accommodations. |
